Completion day is the final milestone in your conveyancing journey. This is the day when the remaining purchase funds are transferred from the buyer’s solicitor to the seller’s solicitor via the CHAPS banking system. Once the seller’s solicitor confirms receipt of these funds, legal completion has occurred, and ownership is officially transferred.

The timing of your move often depends on your position in the 'property chain.' Funds must move from the bottom of the chain to the top, which means if you are further up the ladder, your completion may happen later in the afternoon. At MJV Solicitors, we work closely with all parties to ensure the transfer of monies happens as early as possible, typically aiming for completion between midday and 2:00 pm, so you can collect your keys and begin your move without unnecessary delays.

Completion & Moving FAQ

What time will I get my keys?
There is no fixed time, but it usually happens once the seller’s solicitor receives the money, often between 12:00 pm and 2:00 pm.
Do I need to go to my solicitor’s office on completion day?
No. Everything is handled electronically. You just need to be near your phone so we can call you with the good news.
What happens if there is a delay in the chain?
Delays can happen due to banking speeds or slow removals. We stay in constant contact with the other solicitors to resolve any bottlenecks and keep the chain moving.
