Conveyancing differs depending on whether you are buying or selling a property. While both involve legal documentation and contracts, the solicitor’s role and focus change significantly.
When selling, the emphasis is on disclosure. Sellers must provide accurate information about the property, including disputes, alterations, and any known issues. Failure to disclose relevant information can lead to claims after completion.
When buying, the focus is on investigation. The buyer’s solicitor reviews the title, examines searches, raises enquiries, and identifies risks before contracts are exchanged. This protects the buyer from legal or financial problems that may not be obvious.
